Many homes in Florida have an HOA.  Be sure to include this fee in your monthly payment, and your overall housing affordability costs.  

Condominiums must meet certain lender requirements, in order to be financeable.  The condo association documents and budget will be evaluated to ensure that it is operating with a sustainable budget.  

Some communities offer amenities like a clubhouse, community pool, or golf course.  These amenities may require an additional annual or monthly fee.  This fee also must be calculated into your monthly budget considerations.

Obviously, Florida is known for it's hurricane season but this isn't necessarily a game changer.  Many homes in Florida are not located in flood zones and you'll want to consider the lifestyle associated with waterfront vs. inland properties.  More importantly, be sure to consider whether you want to live in a flood zone, which will require flood insurance.  There are federal and private flood insurance programs.  We can provide several resources for you to research and be sure to include these figures in your overall budget.    

Florida has no state income tax.  For example, while you may pay more for flood insurance on a home, these additional costs may be offset by the tax savings.
